When submitting a request for maintenance, we ask that you please specify your unit number, specifics of the issue, and please attach a photo. In case of serious damage, like a flood or fire, where your items or business is at risk, we ask that you please call your insurance provider right away. Always call 9-1-1 if you feel you are in danger or there is a risk to your safety.

We ask that all tenants please take this time to review the lease and familiarize yourself and your staff with what maintenance is considered TENANT RESPONSIBILITY and what is considered LANDLORD RESPONSIBILITY.

Below, we have summarized some common issues to help clarify:
  • Any damage caused by a direct result of tenant misuse or negligence
  • Defects in water, gas or other pipes, heating equipment, electric or other wires or fixtures (not caused by tenant misuse or negligence)
  • Broken glass to storefront doors, windows, glass awnings for any reason
  • Damage to the exterior structure of the building
  • Damage to doors, overhead doors, door frames, window frames and locks caused by vandalism or break-in
  • Interior light bulbs and ballast replacements
  • Light bulbs and ballast replacements directly outside of your unit, or for any signage
  • Clogged toilets due to anything but toilet paper being flushed
  • Proper disposal of oil, oil-by-products, or any other environmentally unsafe products
  • Any issues or damage to tenant equipment, possessions, vehicles, or leasehold/tenant specific improvements
  • Frozen /burst pipes due to tenants not keeping heat on a minimum level

 **Please note heaters cannot be repaired if access to them is blocked. Often enough room for a lift is required under a heater to fix it.

If a repair is deemed TENANT RESPONSIBILITY a call out and repair fee of $200/hour may apply. This will be determined on a case-by-case basis and you will be informed prior to this.
